An Electrical Installation Condition Report, or EICR, is a formal inspection and test of the electrical wiring and fittings in your home. At the end of the inspection you receive a signed certificate clearly listing the condition of your installation and anything that needs attention.
An EICR is a legal requirement for landlords every five years or at the start of a new tenancy, and is strongly recommended for homeowners buying, selling or simply wanting peace of mind. Our minimum call-out fee is £130 which covers the first hour of work including VAT. After that, additional time is charged at £32.50 per 15 minutes. If we find the repair needs more time than expected, we stop and give you a clear written quote before carrying on. No hidden costs, no surprises.
Do I need an EICR?
If you are a landlord, yes -- it is a legal requirement every five years or at the start of a new tenancy. Failure to have a valid EICR in place can result in significant fines and may also affect your landlord insurance. For homeowners we strongly recommend one if:
- You are buying or selling a property
- Your wiring has not been checked in over ten years
- You have recently had renovation or extension work carried out
- You have moved into an older property and are unsure of its electrical history

How long does an electrical repair take?
It depends on the fault. Many common repairs such as a faulty socket, a tripping breaker or a failed lighting circuit can be diagnosed and fixed within the first hour. More complex faults may take longer, in which case we will always give you a quote before proceeding with any additional work. Fault finding can sometimes take a little longer than the repair itself -- tracking down an intermittent fault or a hidden wiring issue requires patience and the right testing equipment, but getting the diagnosis right first time means the repair is done properly and the problem does not keep coming back.
Will you need to turn my power off?
In most cases, yes, but only to the circuit we are working on rather than the whole property. We always let you know in advance so you can plan around it. For larger jobs such as a full rewire or consumer unit upgrade, a longer period without power may be necessary and we will discuss this with you beforehand so there are no unexpected disruptions to your day.
Can you carry out work in my bathroom?
